Small, surface-level mold isolated to one area can usually be cleaned by a non-professional. Beyond that, Health Canada recommends getting professional help when:

• The mold growth covers more than 1 square metre
• Mold keeps coming back after cleaning
• Someone in the property has asthma, allergies, or breathing difficulties

Anyone attempting do-it-yourself mold removal should use proper safety equipment: an N95 respirator, safety glasses, a full body suit, and rubber gloves.

A few things reliably point to mold that needs professional attention:

• Discoloration on walls, or black, green, or pink spots
• A musty or earthy smell that does not clear
• Paint or wallpaper that is crackling or bubbling
• Persistently high humidity
• Any history of water damage

The main cause of mold growth is moisture. Common sources include foundation cracks, leaky plumbing, old or poorly sealed windows and doors, poor ventilation, everyday cooking and showering, and recent flooding.

Mold can form within 24 to 48 hours of water getting somewhere it should not. That is the window that matters, and it is why a moisture problem is worth fixing the week you notice it rather than the month after.

You can clean a very small, localized surface patch yourself, and for that scale it is a reasonable call. Full remediation is a different matter, because it requires identifying and repairing the moisture source, establishing containment, and verifying the result.

Working without containment can spread spores through the rest of the building, turning a one-room job into a much larger one. Proper safety gear, negative air pressure, HEPA filtration, and correct disposal of contaminated material are all part of doing it properly.

Mold can grow back after remediation if the moisture source that caused it is not repaired. A properly remediated area that still has a foundation crack, poor ventilation, or a slow leak feeding it will eventually regrow.

Look for certification in mold remediation, full insurance, and work performed to ANSI/IICRC S520. A solid mold professional asks a lot of questions and insists on seeing the problem firsthand before quoting, so treat a firm phone quote with no assessment as a warning sign.

Read the specific reviews rather than the star average, and ask what happens at the end of the job. A company that does not verify its own work with clearance testing cannot prove the remediation succeeded.
