Third-Party Lab Testing for Mold and Air Quality

We collect the samples. We do not analyse them. That separation is deliberate, and it is the single most important thing to understand about how mold testing should work.

Every air and surface sample we take goes to an independent laboratory accredited to an international standard. The lab reports what it finds without knowing what we quoted, what we recommended, or whether there is a remediation job attached.

Why does an outside lab read the results instead of us?

Picture the alternative for a second. A company inspects your home, analyses its own samples in its own lab, interprets its own findings, and then quotes you for the removal work those findings justify. Every step of that chain has the same commercial interest sitting at the end of it.

That is the conflict third-party analysis removes. The laboratory has no stake in what we find. It counts what is on the sample and reports it, and if the count comes back unremarkable, that is what the report says.

Colour and texture are unreliable. Plenty of harmless growth is black, and plenty of species people worry about are not. Identification is a microscope job.

Which laboratories analyse Mold Busters samples?

Two, both accredited by the Canadian Association for Laboratory Accreditation (CALA) against ISO/IEC 17025:2017, the international standard for testing-laboratory competence. Both accreditations are listed in CALA’s public directory, so you do not have to take our word for any of this. Look them up.

A long-standing laboratory, privately owned and operated, that we have worked with for years and continue to use. Its Ottawa West laboratory is accredited for fungal analysis by culture as well as by direct microscopy, which is a broader scope than most laboratories hold.

We inspect across Ontario and Quebec, and samples from anywhere in our service area are analysed at these accredited Ontario laboratories. Where the sample was collected does not change who reads it or what standard they are held to.

What does laboratory accreditation actually mean?

“Accredited” gets used loosely in this industry, so it is worth being precise about what it does and does not cover.

Accreditation is voluntary. A laboratory applies for it, and an independent accreditation body assesses whether its methods, equipment, record-keeping and analysts genuinely produce reliable results. CALA describes it as formal recognition that a laboratory is competent, impartial and independent.

Crucially, accreditation is granted per method and per matrix, not as a blanket badge. A laboratory can be accredited for asbestos in bulk material and not accredited for fungi in air. This is why we name the specific scope above rather than just saying “accredited lab” and leaving it there.

It is also time-limited. Scopes are reviewed and can change, which is why the registration numbers matter more than any claim on a website, including ours.

How to check any lab yourself

  1. Ask which laboratory analysed your samples, and for its accreditation number.
  2. Search that number in the accreditation body’s public directory.
  3. Read the scope. Confirm the parameter says fungi, the matrix matches your sample type, and the certificate has not expired.
  4. If a company cannot give you a number, that is your answer.

What can a laboratory test for?

Mold is the common request, but the same sampling visit can cover several indoor air quality concerns. Which test suits your situation depends on what you are trying to find out.

Air samples establish what is airborne and at what concentration. Surface samples confirm whether a stain is actually fungal growth.

How does a sample get from your home to a report?

Collection

An inspector takes air samples through a calibrated pump onto a spore trap cassette, or lifts a surface sample with a swab or tape lift. Indoor samples are paired with an outdoor control taken the same day.

Chain of custody

Each sample is labelled, logged and sealed with a documented handover trail, so the lab can confirm what it received and from where.

Analysis

An analyst examines the sample under a microscope using the accredited method, counts what is present and identifies it as far as the method allows.

Report

The lab issues its findings to us. We add them to your inspection report with an explanation in plain language of what the numbers mean for your situation.

How long does it take?

Your written inspection report reaches you within one business day of the visit. Where samples were taken, laboratory analysis typically adds a further two to five business days depending on the test.

Surface sample identification generally comes back faster than a full airborne spore count. That turnaround belongs to the laboratory rather than to us, which is part of what independence means in practice.

How do you read a mold laboratory report?

Lab reports are written for technical readers, which is why most people find them opaque. Four things explain most of the confusion.

The units are not interchangeable

Direct microscopic examination reports spores per cubic metre. Culture-based analysis reports colony forming units per cubic metre, because it counts only what grows. There is no consistent conversion between the two, so comparing a spore count against a CFU count from a different test tells you nothing.

Indoor numbers only mean something next to outdoor ones

Spores are outdoors all the time and they come inside on shoes, pets and air currents. A number on its own is not meaningful. The comparison that matters is whether indoor levels or the mix of types look unusual against a same-day outdoor control.

Genus is not species

Standard air analysis identifies mold to genus, the broader family grouping, not to an individual species. Some spore types genuinely cannot be told apart under a microscope. Aspergillus and Penicillium are routinely reported together for exactly this reason. Narrowing further generally means culturing the sample so the growth can be examined, which takes longer and is not part of a standard air test. Any company promising to identify the exact species from a routine air test is describing something the standard method does not do.

Sampling has real variability

Airborne concentrations swing enormously through a single day depending on activity, ventilation and weather. A spore trap captures a few minutes of air. Two samples from the same room hours apart can differ dramatically, and both are correct. This is why one air sample is a data point, not a verdict.

What lab testing can and cannot tell you

This is the part most testing companies leave out, and we would rather you heard it from us.

There is no number on a mold report that tells you whether your home is safe. Health Canada is explicit about it. Because there are so many mold species and because people react so differently to them, Health Canada states that exposure limits cannot be derived, and concludes that results from tests for fungi in air cannot be used to assess risks to the health of building occupants. The industry body for occupational hygiene analysis says the same thing independently: air sampling for mold does not and cannot evaluate health risk.

So if a company hands you a spore count and tells you what it means for your family’s health, they are reading something into that number that is not there.

What testing is genuinely good for

  • Confirming whether a suspicious stain is actually mold
  • Finding growth you cannot see, when instruments point at a cavity but nothing is visible
  • Establishing whether indoor conditions differ from outdoors
  • Documenting conditions for an insurer, a landlord, or a property sale
  • Verifying after remediation that the work actually returned the space to normal

What it cannot do

  • Tell you whether anyone will get sick, or has
  • Give you a safe threshold, because Health Canada states exposure limits cannot be derived
  • Replace a physical inspection that finds the moisture source
  • Prove there is no mold anywhere, since a clean sample only describes what that sample caught
  • Justify remediation on its own, without visible growth or a moisture problem behind it

Where that leaves us in practice: if mold is visible and the moisture source is obvious, sampling often adds cost without changing the plan, and we will say so rather than sell you a test. Where it earns its place is post-remediation verification, hidden growth, and documentation someone else needs to accept. Most samples go to EMSL Canada’s Ottawa laboratory, which holds CALA accreditation to ISO/IEC 17025:2017 with fungal analysis of air and solid samples inside its accredited scope, under CALA Client ID 1003965. We also work with Paracel Laboratories, CALA accredited under Client IDs 1001262 and 1003762, whose Ottawa West laboratory additionally holds accreditation for fungal analysis by culture. Both accreditations are listed in CALA’s public directory and you are welcome to verify them.

No, and no credible testing company will give you one. Health Canada states that the number of mold species and the variation in how people respond preclude the derivation of exposure limits, and that air test results cannot be used to assess risks to the health of occupants. What a result can tell you is whether indoor conditions differ from outdoors and whether growth is present, which is a different and answerable question.

Often the inspection is enough. If mold is visible and the moisture source is clear, a lab result rarely changes what needs to happen, and adding a test adds cost without adding information. Testing earns its place when you need hidden growth confirmed, when documentation is required for an insurer, landlord or sale, or when you want verification that remediation worked. We will tell you which applies before adding anything to the scope.

We do not, and the reason is worth understanding. An accredited result depends on a documented chain of custody and a controlled collection method, including a same-day outdoor comparison for air samples. Without that, the analysis may be perfectly accurate about the sample while telling you very little about your home. Home test kits have the same limitation.
